Six lots in new Florence subdivision in flood zone

The Town Council OK’d a new 75-home subdivision in Sun City Anthem, but also approved a “lot hold agreement” with Pulte Homes not to sell or build on six lots that are currently in “FEMA Flood Zone A,” or vulnerable to a 100-year storm.

Development Services Director and Town Engineer Chris Salas said this issue is unrelated to the many Anthem homes that appeared to be in a flood plain last year due to a FEMA (Federal Emergency Management Agency) mapping error. That error has since been corrected.

The new subdivision abuts Walker Butte Wash to the south. After FEMA removes the six lots in question from the flood zone, Pulte may ask the town for cancellation of the lot hold agreement. Salas wrote in a report to the council that building houses in a flood zone “is something towns and cities should avoid at all costs.”
